Carpet Area vs Super Area vs Built-Up Area: Explained for Buyers

Under RERA, sale is based on carpet area, yet many brochures quote super area.

Carpet area

The usable floor area inside the walls, including internal partitions but excluding balconies and common areas.

Built-up and super area

Built-up adds wall thickness and balconies. Super area adds a share of common areas.

Compare properly

Always compute price per sq ft on the same basis. A flat quoted at, say, 2,700 sq ft super area has a smaller carpet area, so ask for both.
